Professional Water Sealant

Product Description & Use:
Professional Water Sealant is a clear, penetrating, breathable water repellent formulated using durable Room Temperature Vulcanizing Silicone Rubber. For use on above-grade concrete, brick, block, pre-cast, pavers, manufactured stone, natural stone, stucco, wood and other porous building materials which allow penetration of the water repellent.

Three strengths to compensate for varying porosities of building materials
*PWS-5   Regular:  5% solids
*PWS-8   Extra:      8% solids
*PWS-15 Super:    15% solids
*Effectively seals most porous substrates with one coat providing that the appropriate strength is applied- extremely porous, lightweight CMU may require additional coats.

Advantages:
*Easy to apply with low-pressure spray
*Breathable-allow moisture vapor to escape while preventing water penetration
*Protects against:

  • Efflorescence
  • Mold & Mildew
  • Calcium carbonate stains
  • Freeze-thaw damage
  • Hard water stains
  • Rust stains

Penetrating
*Durable & long lasting-not affected by ultra violet rays, airborne pollutants, salt spray or acid rain
*Dries to a clear matte finish-may slightly enhance or darken some substrates
*Withstands wind-driven rain
*Complies with all known national, state and district AIM VOC regulations
Not suitable for:
*Extremely dense or non-porous surfaces
*Painted surfaces
*Below-grade use
*Asphalt or polystyrene-which may be affected by solvent

Installation Preparatory Work:
Prior to applying the water repellent, take precautions to protect:

  • Building occupants-shut down air-handling equipment and cover heating and air-conditioning ducts and fresh air intakes
  • Pedestrians
  • Vehicles-move vehicles to protect from over-spray
  • Metal, glass, anodized alumium
  • Vegetation
  • Painted, and /or all non-masonry surfaces

Surface Preparation:

  • Clean & dry-minimum of 48hrs.after rain or minimum of 72 hrs after power washing
  • Free from dirt, grease, oil efflorescence, form release or any other paint/coating which may inhibit penetration and adhesion
  • Completely cured

*Concrete and masonry should cure for 28 days
*Caulking and joint sealants should be installed and cured

Properly prepared:

  • Damaged mortar joints should be re-pointed
  • Extremely dense horizontal surfaces should be prepared using soda, sand, or shot blasting to facilitate penetration.

Surface & Air Temperatures
May be applied at any temperature below 95°F. When applied at temperatures below 40°F, the product may cure at a slower rate. Product application must not be initiated

  • During inclement weather
  • When precipitation appears imminent-application should be completed at least twelve hours before onset of precipitation

When frozen moisture is present in the substrate

Application:

  • Apply material using high-volume, low-pressure spray equipment (40-60 psi), with a fan tip and solvent resistant fittings. Roller or brush of natural bristle may be used in areas where spray application is not appropriate.
  • Do not use Airless spray equipment
  • Apply from top; to bottom in a saturating flood coat obtaining a 4 to 6 inch rundown of product from the point where the spray makes contact with the surface. Continue down the building being sure to cover the rundown with an equal volume of product. Avoid excessive overlapping.
  • Denser substrates may require back rolling after product is applied to smooth out any rundown lines.
  • Brush any excess product that may accumulate on ledges and other areas
  • On horizontal surfaces, the water repellent must not be allowed to puddle or pond
  • Over-application may result in product curing on the surface
  • Product not absorbed within 5-10 minutes must be immediately wiped up
  • PWS-15 Super Strength is not recommended for use on horizontal surfaces
  • Cures for foot traffic in 24hrs-vehicular traffic in 72 hrs
  • Use only as supplied- do not thin or dilute
  • PWS-5 Regular & PWS-8 Extra must be used within 48hrs of opening-pWS-15 Super must be used same day as opening
  • Clean application equipment immediately after each use with mineral spirits or paint thinner.

Safety Information: Avoid excessive exposure and breathing of vapor. Use with adequate ventilation. Do not take internally. Avoid contact with skin or clothing. Wash hands thoroughly after handling. Avoid contact with open flame, electric arcs or other hot surfaces. Wear solvent resistant gloves, goggles, and an OSHA approved properly fitted respirator during application.

First aid:
Inhalation:  Remove victim to fresh air. If breathing has stopped administer artificial respiration.
Skin: Remove contaminated clothing and shoes. Wash exposed area thoroughly with soap and water for at least 15 minutes. Wash contaminated clothing before reuse.
Eyes: Flush eyes immediately with water for at least 15 minutes. If irritation persists, call a physician.
Ingestion: Do Not Induce Vomiting. Contact physician or seek emergency medical treatment
